How do I plan a commercial greenhouse project?

Plan in this order: target market and crop, then site climate and water, then production system, then structure and covering, then climate control, irrigation and controls, then utilities and backup, then CAPEX, OPEX and financing. Each step constrains the next, so decisions taken out of order usually get re-priced later. Before requesting proposals you need a defined area, a confirmed water source with an analysis, an energy plan and a written crop and market assumption. What actually drives the answer

Market first, not structure first. The buyer, pack format, delivery window and price band determine the crop, the quality target and therefore the amount of climate control the project can economically justify.

Site and climate come next: latitude, radiation, temperature extremes, humidity, wind and snow load, and the legal status of the land. These drive structure type, covering and whether cooling or heating dominates the energy bill.

Water is a gate, not a detail. Volume, seasonal reliability and a laboratory analysis of the source decide whether treatment is required and how the irrigation head is specified. A project without a confirmed water source is not ready for procurement.

Only then do structure, covering, ventilation, screens, irrigation, fertigation, controls, backup power and post-harvest space get specified — as one integrated package, because suppliers price interfaces, not parts.

CAPEX and OPEX are built from that specification. Estimating cost before the specification exists produces a number that cannot be compared to any proposal.
