Commercial greenhouse construction in Canada

Canadian greenhouse budgets are dominated by two items that are optional elsewhere: a structure engineered for provincial snow and wind loads, and a heat plant with screens sized for the site's winter design temperature. That puts installed cost roughly 15–30% above a temperate-maritime reference such as the Netherlands, while low natural-gas prices in Ontario and the Prairies keep twelve-month production economic.

Climate and build conditions

Cold winters that vary sharply by region — mild in the Fraser Valley, colder in Essex County and Niagara, and much colder in Quebec and the Prairies, where Environment Canada normals record 20+ nights a year below −20 °C. Snow and wind loads follow the National Building Code and provincial code for the exact municipality.

Site works and local cost drivers

Add 15–30% over the hardware bands for grading, frost-depth foundations, drainage, service trenching and the utility connection. Land, packhouse and cold storage are separate.

  • Snow and wind loading

Heavier steel, closer truss spacing and gutter detailing to provincial code add roughly 8–15% to the structure package alone.

  • Heat plant

Roughly 400–450 kWh/m²/year of heat demand at high-tech reference. Boiler or CHP with buffer tank, CO₂ recovery and twin screens is the single largest climate-control line.

  • Supplemental lighting

LED at 150–200 µmol/m²/s for winter supply typically adds USD 60–120/m² in capital plus the electrical service upgrade behind it.

  • Utility connection

Gas and three-phase power connection distance is site-specific and is frequently the largest single surprise in Canadian budgets.

How a construction project runs

  1. Confirm crop, target output and site — land, water, power and access.
  2. Choose the structure type and climate systems for the local climate.
  3. Set a budget range with the cost guide and calculators below.
  4. Submit a private RFQ; a sourcing specialist reviews scope before any supplier introduction.
  5. Compare reviewed proposals on a like-for-like basis, then contract and build.

Typical crops: Tomato, pepper, cucumber, strawberry and leafy greens on Canadian and US retail programmes, plus propagation and young-plant production.

Financing: Canadian projects commonly combine bank or farm-credit lending, equipment leasing and provincial or federal energy-efficiency programmes. SeedMatchGroup is not a lender and does not approve finance; a committed supplier-backed scope is what lenders ask for first. Expect roughly 8–15% on top of capital cost when the build is financed over five to seven years.
