Assemble these documents before your first lender meeting:
- Project summary (1–2 pages): location, crop, capacity, CAPEX, sponsor.
- Feasibility study or business plan with 5–10 year projections.
- Site documentation: land title or long-term lease, environmental permits, water rights.
- Technical package: greenhouse / irrigation / processing design, equipment supplier quotations under RFQ.
- Sponsor documentation: incorporation, audited financials, KYC on beneficial owners.
- Offtake evidence: LOIs or contracts with buyers.
- Insurance plan: construction, property, crop, key-person.
What lenders look at first
In this order: meaningful sponsor equity contribution (commonly discussed at 25–40%; requirements vary by lender, jurisdiction and project), offtake certainty, land and permits, technical robustness, cash-flow coverage of debt service (target DSCR above 1.3x).
Structuring the raise
Most commercial agricultural projects blend three sources: sponsor equity, senior debt from a commercial bank or DFI, and equipment financing or leasing for machinery. Grants and blended-finance windows exist for climate-resilient, food-security and smallholder-linked projects.
Common reasons projects are rejected
Land title unclear, no offtake, unrealistic yield or price assumptions, sponsor equity thinner than the lender expects, equipment sourced without RFQ, or CAPEX not benchmarked against comparable projects.
