How is DSCR calculated for an agricultural project?

Debt service coverage ratio is net operating income divided by total annual debt service (principal plus interest). Agricultural lenders typically require a minimum DSCR of 1.20–1.35 on a stressed case.

  • Formula: DSCR = net operating income ÷ (annual principal + interest).
  • Most agri lenders require ≥1.25x base case and ≥1.10x under a yield or price stress.
  • Grace periods and harvest-linked repayment schedules raise the first-year DSCR.
  • DSCR below 1.0 means the project cannot service debt from operations.
