How do you calculate agribusiness loan repayments and DSCR?
Repayments are amortised from principal, interest rate and tenor, with an optional grace period matched to the crop cycle. DSCR is annual net operating income ÷ annual debt service.
- Formula: DSCR = net operating income ÷ (principal + interest due in the year).
- Most agri-lenders require a DSCR above 1.25x on a base case.
- Grace periods align first repayment with first harvest revenue.
- Tenor and rate move affordability more than headline loan size.

How to read these numbers
Agricultural lenders underwrite on coverage, not on the headline rate. The payment figure tells you what leaves the account each period; the DSCR tells you whether the project survives a bad season. A file that shows 1.10× coverage on best-case yields will normally be declined, while the same project at 1.45× with conservative pricing assumptions gets a hearing.
If your DSCR comes in short, there are three levers before you touch the rate: increase sponsor equity so less debt is drawn, extend tenor so the same debt is spread over more seasons, or phase the scope so revenue starts earlier. On greenhouse, irrigation and processing projects, phasing is usually the cheapest of the three.
Then match the structure to the asset: seasonal inputs on a working-capital line, machinery on a 3–7 year lease or equipment loan, and infrastructure on 7–15 year term debt or project finance. Mixing these into one facility is what pushes coverage below threshold.
