Most declined agricultural finance applications are not declined on the merits of the project — they are declined because the sponsor applied for the wrong instrument. Seasonal credit cannot carry a greenhouse build, and a 12-year term loan is the wrong tool for a packing line that will be replaced in five years.
The instruments differ on three axes: tenor, security and where the risk sits. Loans place the asset and the borrower's balance sheet behind the debt. Leases place the asset with the lessor and the payment obligation with the operator. Project finance places both on the project's own cash flow, with sponsor equity absorbing the first losses.
In practice, mid-size commercial projects blend them. A typical $2–10M greenhouse or processing build combines a long-tenor structure or finance lease for the fixed infrastructure, an equipment lease for replaceable systems, trade finance covering imported components, and a small working-capital line for the first production cycle.
